Developers are obligated to create and implementa marketing plan. They are responsible for developing an Affirmative Fair Housing Marketing Plan as part of an overall management or operating plan. The plan is to promote fair housing by ensuring outreach to all potentially eligible households, especially those least likely to apply for assistance. T plan must comply with all federal, state and local fair housing laws, rules, guidelines, regulations etc.
What are the components of the plan? Are any mandatory?
The components of the plan should consist of actions that provide information and otherwise attract eligible persons to the project without regard to race, color, national origin, sex, religion, familial status (persons with children under 18 years of age, including pregnant women), or disability.
Can my plan include preferences to help provide housing for local workers such as police, fire fighters and health care workers?
The plan may include a preference system as long as the proposed system meets fair housing laws and is approved by all of the funding sources of the development. In some cases, you may not be permitted to include a preferred system.
How can I be sure that the housing created in a community serves the needs of that community if I do not include local preferences?
Most often, the majority of the units created are occupied by people already living and/or working in the community.
